Spring Hill
Ninety-eight thousand people, no HOA on most of it, and the Suncoast Parkway gets you to Tampa in fifty minutes. This is where most of my clients end up — and stay.
Neighborhoods in Spring Hill
Sterling Hill
Gated, two pools, two clubhouses. Families and a few retirees.
Pristine Place
Mature oaks, larger lots, and a tennis-and-pool package.
Wellington at Seven Hills
Active 55+ with a restaurant, spa, and social calendar.
Villages at Avalon
Newer construction, sidewalks, and a young crowd.
Timber Pines
Four golf courses inside the gate. 55+ and famously social.
Silverthorn
Golf-course community with a country club and clay courts.
What it's like day to day
Groceries and urgent care are never more than ten minutes out. Weeknights are quiet. Weekends people run the springs, the trail system, or the coast at Pine Island. It is not a nightlife town — that's Tampa, and that's the point.
Buyers coming from out of state usually ask about hurricanes and insurance. Straight answer: newer roofs and inland zip codes price far better, and I'll pull the wind mitigation numbers before you fall in love with a house.
